Good afternoon everyone, I have been looking for 4-plexes in JAX for quite a while now, just got back from deployment, and i feel like zillow and loopnet are just not enough for me to find anything fitting my parameters, I feel like now it's time to find an agent. do any of you guys/gals know anyone in this are you or a friend would like to recommend?

I’ve purchased in many areas in Nor Cal including the hood in Stockton and I have never felt as un safe as I did driving down Rennick a few years ago during the afternoon.

I myself will most likely not make it as I am having a HUD property I have under contract inspected in the late afternoon. 

I would like to start looking at West Baltimore neighborhoods, and develop a decent way of figuring out how to evaluate these areas.One thing I have noticed personally, is that if you drive down a block when school lets out in the afternoon and things seem quiet and secluded - not a lot of foot traffic, this is good.

So the property is listed in the morning and by early afternoon they change the status to multiple offers accepted and boom by that evening it's gone!

As a W-2 investor, I haven't had any luck in finding any meetups in the Greater Austin Area that are held in the late afternoons/evenings or on weekends.
