If you’re looking to escalate as quickly as possible, it may be worth looking into a multi family and rent one side, and live out of the other.

If your vacation rental is used by a family member, EVEN if they paid fair market value for renting out the property.

Credit history and sourcing funds for down payment / closing will be a factor in the pricing of the loan.
