Otherwise if too much risk is your biggest concern then go the slower route of paying it off free and clear then move on to the next.

I think the biggest thing I would emphasize is that it's good to get a relationship with a property manager going when there's only one property.

The second biggest factor for me is the property itself.

The main question is what to do with the heating and cooling system:     - Option 1: Service the current boiler (20 years old) = ~$200    - Option 2: Upgrade to a new boiler = ~$2,500    - Option 3: Duct the property and get a new HVAC system = ~$7,000With a new HVAC, I may get a little extra rent every month (~$50), but I believe the biggest difference will be in resale value, if I ever want to sell the property.

And the biggest thing is that you don't get a wear pattern.

The biggest problem with rentals is finding a good tenant. in your case you don't have to worry about it.

The biggest losses I have had are properties that I did not visit often.
