Commercial real estate is usually a leading indicator and there are some troubling signs statistically, and many malls are melting down now.The most important takeaway though is that yeah we may be in a bubble, but if you find a sweet deal and you're not forced to sell it, even if it rents for a tiny bit less during a downturn, who cares?

Then short black rock, vanguard and open door.Create and develop land of tiny homes (<330sqft) instead of your typical ugly suburban McMansions.Create a high rise tiny condos in the city where you can walk to work or use public transportation (<330sqft).

It's just in the major metropolitan areas, which are a tiny part of the entire state, that vote blue. 

. - Finding tenants- Managing contractors- Dealing with stupid house problems- Doing any DIY handy stuff- Dealing with attorneys, realtors, accountants...insert profession here- Fighting with appraisers and inspectors- Dealing with picky buyers who are worried about that tiny crack in the basement and pull out of a deal because they think they see mold...turns out it's not- Wholesalers who suck...List goes on!

It's old and tiny single story home.

When I lived there, gang warfare erupted and 19 people were killed in that tiny little area in the span of a few months.One of the most valuable real estate investing lessons I received came from the father of the girl I was dating back in 1995.  

I then see a tiny 1 appear on top of the 2 and then I see the a 7 appear along side the 5.

They want it so bad, they're willing to work a crappy job for it, to live in a tiny apartment in Staten Island and pay ridiculous rent, to smell awful smells, to touch grimy surfaces, to be deafened by sirens and traffic day and night, to be assaulted on the subway, to live with rats.

Anyway, they are still disputing the TINY bit we originally invoiced them. 

SHUT DOWN the spring Breakers at the time that they had all passed the virus to themselves and tell them to go home to where ever they came from.Imagine you had 50 Petri dishes.One of those dishes, call it Florida, had a spreading red spot and all the others were very clear and stable.Then you took a drop of the Florida dish and put a tiny drop in all the other 49.I think we can clearly see that this is probably the WORST policy one could have imagined to have done.The BEST policy would have been to just allow the Florida dish to turn red and then after two weeks, turn back to Clear.So, if you think about it, instead of spending several TRILLIONS of dollars to try and contain 50 dishes from getting to a red state.... it would have been much better to spend less than a Trillion to let the Spring Breakers enjoy themselves for the 2 or 3 weeks locked down in their party place while they developed the HERD Immunity.In fact, I don't even think you would need more than a Billion or even less to make these Spring Breakers Happy and keep them contained for 3 weeks!
