@Matt RosasI believe the shift in human residential behavior is temporary.

Selling the property:Real estate commission was mentioned, your attorney fee again, real estate transfer tax, home inspection issues(usually budget a few thousand for that)Daily Carrying costsMonthly Mortgage payment(if you used somebody else money), temporary utilities(with the winter we be going through gas and electric have spiked to couple hundred $ a month)  water and sewer, property taxes. 

I see it as a permanent increase to the personal income and sales tax and a temporary cut to the property tax.

Whether that is through some sort of free information you offer prospects for providing you with their contact information, or using compelling copy to elicit an emotional response from your prospect...you will need something more than a glossy card with some canned words and a pretty house and/or a pen with your contact info on it.  

For most selling a home is an emotional thing.

People can get very emotional about watering outside when we have such a severe drought.

Otherwise I will be looking at temporary housing.So much to think about.

I think the hyphens did it or they recovered from a temporary database issue.  

Don't get emotional and stick to numbers.
