I am going out of towm for a couple of days but would live to hop on the phone next week to discuss my situation and how the numbers are going to work out. 

If all you are doing is writing offers on retail real estate on the MLS after 2 weeks of open houses and showings, and competing with 20 other offers, then the only angle LEFT to work is waiving contingencies (I guess overpaying relative to comps could be another angle, if that's your thing...).

@Peter Kelly, I invest in Philadelphia but I work my day job in King of Prussia so I’m up that way during the day on week days.

OK, so I know people talk about this all the time and everyone has their own opinions, but two separate individuals that I highly respect in the real estate field told me that mortgage rates are going up by the end of next week.

Aside from a down payment on a home and money I can afford to take from my weekly pay, I will be probably paying for most things on credit for the first flip.

It cost $2500 for 7 week live training.

It was on the market for 2 weeks now, Oct 1 move in date.

3 weeks is pretty standard.

The prior owner's mortgage company "secured the property", even though we closed a week ago.
