It makes it super easy for all. ( my units are high end student and market rate housing) I also clean my units myself so i know what condition each unit is in so there is zero question when a tenant moves out.

With only 10K the fasted way is like to drastically modify your life style to embrace the frugal and save every penny going forward until you have enough for a DP, closing costs and a reserve fund. $10K after closing costs and holding back a reserve fund will leave you about $5K for a DP.

What they don't realize most REALTORS have decades of work/life experience, their children are grown, they have a working spouse and/or pension, and they've been in real estate for 10+ years and have built their business.Statistics do have value. 80% of REALTORS don't quit just because they are lazy.
