There are a lot of ways to do it but if you are just starting out your best bet is to start networking with other legit investors, offer to help them for free by researching properties or bringing them a deal they would be interested in.

I use an online rent collection platform (Cozy) and my lease says that tenants must us the platform.

I let the tenant go. 4 year tenant, always paid on time, super clean, then she brought up asbestos, which did not affect the living space.She complained a little bit, which I put up with, but always told me about issues that legit needed fixing, like plumbing leaks.

There are several costs that are incurred by the GP until the deal closes, and they have to eat if it doesn't.That's the only possible conceived way I could see this being a legit thing and just a miscommunication, but if they're saying it's a fee it sounds like BS to me.
