Trust but verify" is one of the fundamental rules of successful RE investing.Caveat: if you have an incredible, proven, trustworthy team of boots on the ground who you've worked with for many years and through many deals, and they've never steered you wrong--in that scenario, I *might* take their word for it...but, most investors (esp. newbies) don't have that type of OOS team in-place.

I am charging a slight premium over the list price of the house to lock in the price 2 years in the future and giving him 3 options to pay the fee for the option to buy.Option 1: 3.5% Payment for the option to purchase the property within the next 2 years.

TSLA is at PE43 and has been going up for a decade (not a year) based on things that PE doesn't factor in like future grow potential.
