@Marlon Lacayo the pro forma numbers are as follows for the property.buy and hold.Rent: $1500PITI: $626Repairs: 6% of rent ($90)CAPEx: 6% of rent ($90)Vacancy: 8% of rent ($120)PM: $100/month (Found a PM that manages for a flat fee).Net cashflow: $472/mth (which will go towards LOC)If I sell, then I will at least hold it for a year so that I can do a 1031 exchange.

Private guys like a flat fee, but if you can get a % of gross, that's better.
