Freddie Mac has similar language in their servicer guidebook as well. 

He says he has an appointment Sunday with you and I think he may have called to try and confirm.

I assume that is true everywhere.My main fear is that I will miss something like that but I don't see how a mortgage can be filed in 2006 and maybe refinanced in 2009 with an appointment filed a month or more ago and there be a lien I don't see.

I believe the best ways to do that is to find a "mentor / coach" as well as partnering up with another "newbie" or a more seasoned investor (for joint venture deals) who needs someone to help with errands, appointments and other duties with-in my capabilities, so if you are available to coach me and allow me to accompany you on visits to potential property evaluations and hopefully seller negotiations & closings, I would love to meet you for coffee sometime and discover our options.

We've had no less than 10 make appointments for quotes and not show.

Just made an appointment with a local lender at our town bank to sit down and discuss my options in the banking world.
