The majority of those that laughed at my decrepit house buys at 18% interest, told me I was a FOOL spending every night & vacation rehabbing & that I would NEVER make money in REI, still can't afford to retire.

The are is a working class area with good affordability (rent wise).There were a few other 3/1 and 3/2 duplexes in the area, and we were seeing asking rents in the $1200-1400/month, so we set our rent at $1300, given it was brand new and had several upgraded features (hardwood cabinets, granite countertop, SS appliances, wood look tile throughout, etc).  

I'm looking to soon buy my forever house with my fiance and I am concerned that I won't be able to afford my next rental after that.I cash flow (after mortgages) roughly $1,200 a month between the five units (we live in one) and our combined take home pay from our jobs each month is roughly $4,000.I would like to completely finance the next property but also not get a normal loan.

I’m not sure I can afford to buy and furnish a house yet but that has now been put on my list of possibilities. 

Housing in these areas is extremely cheap so I could easily afford the homes for sale within the area. 2.)

Affordable, smart, and experienced...

I know many investors who live in California and they prefer to invest in the Midwest and other markets that are a bit more affordable.

Low income seniors need affordable assisted living facilities.

I have also been entertained with the thought of doing a joint venture with a more seasoned investor who has the money if I bring the deal.  

The food/arts/entertainment has also exploded over the past 5 years!
