We are purchasing the property for $1,050,000 and doing $250K worth of work to it, hence the aquisition price of $1.3mil, but then the loan amount changes, so this is an imperfect analysis. 

We are looking to get one or two investment properties in the NOVA/Maryland area and are looking for an investor friendly agent to work with. 

We are moving to New York and looking for a home there.

This partnership is with my family, so there's no concern about anything amongst ourselves, we are all on the same page.  

We are confused if he sent all of the prospective buyers the same contract for the same price and is just waiting for the first buyer to sign it and email it back?

Right now this is a small operation (under 75K gross/year), but we are hoping to get it to grow.

The lengthy closing time was going to be a deal breaker, as I am buying in a location we are moving to.
