@Selena Walsh -- I would love to meet you some day -- us both being local.1) Cost 2) Handles all laundry (provides sheets, towels, etc) and paper products (TP, Paper towels, etc).3) I think I'd prefer some that charged by turn vs a % cost of the rental4) All inclusive (I don't want to have someone take 28%-40% and not give the option to provide or manage snow, lawn, etc)5) Shares guest information (all names, email, addresses, phone, etc). 6) I'd prefer the person be able to be at the place within an hour to handle any issue in person if need be.

Property management can be anywhere between 20%-40% depending on the particular market (beach vs. snow, etc.) vs. 10% for the properties I own.2.

On a side note, I am jealous you are in Italy and not dealing with all this darn snow we got 🙈 keep up the hard work!!

What does your lease say as far as who is responsible for the snow removal?

I don't have any special insights on Phoenix or Buffalo...except that as a kid growing up in Chicago, Buffalo was the only place I saw on the news that had more snow than we did ;).

No snow skiing or gondolas to the top of the mountains. 

Told them they had to pay, they start sending me letters claiming they had to pay for snow removal.

Longer is better of course as it will allow for the thin months (like when you get 10 feet of snow that needs to be plowed:).What do you expect the Value to be in 5 Years?

So, we bought these two duplexes for $165,000, rents are $725 for each unit, $2900 total, tenants pays for all the utilities except lawn care / snow removal.
