You never know what kind of DIY skills people have and I wouldn't want things fixed incorrectly to cause a bigger problem later.

What are some rehab items that are relatively easy DIY vs. things that should be contracted out?

Some specifics on my second property:Purchased from a wholesaler using hard moneyPurchase Price:  $181kARV: $245kEstimated Repair Costs (from wholesaler):  $20kSo how did I screw up:Waited until I owned the property to start looking for contractors:  I have a background in construction and love DIY. 

The 30yr owner occupant (OO) or DIY flipper will always win. 

Add kitchen/laundry to basement so that the tenants in basement have their own kitchen/washer/dryer.If anyone has insight on which would cost more, be an easier DIY, etc...

I came up with buying kit homes produced in China and putting them in people's backyards. 

Or you could DIY by compiling a list into excel and then mail merging that list into Microsoft- YouTube will teach you how to do all this.You can use a company to get your lists for you like listsource or you could create your own list by going through each individual parcel.

Has some of you had success with DIY in-person auctions?

In any case I don't see more than 3-5k for a diy or about 10-15k to hire it out.
