@Nicole MurphyMany OOS investors set themselves up for failure because they don't truly take the time to understand:1) The Class of the NEIGHBORHOOD they are buying in - which is relative to the overall area.2) The Class of the PROPERTY they are buying - which is relative to the overall area.3) The Class of the TENANT POOL the Neighborhood & Property will attract - which is relative to the overall area.4) The Class of the CONTRACTORS that will work on their Property, given the Neighborhood location - which is relative to the overall area.5) The Class of the PROPERTY MANAGEMENT COMPANIES (PMC) that will manage their Property, given the Neighborhood location and the Tenants it will attract - which is relative to the overall area.6) That a Class X NEIGHBORHOOD will have mostly Class X PROPERTIES, which will only attract Class X TENANTS, CONTRACTORS AND PMCs and deliver Class X RESULTS.7) That OOS property Class rankings are often different than the Class ranking of the local market they live.8) Class A is relatively easy to manage, can even be DIY remote managed from another state.

I want to move it OFF my name onto a new LLC (as all commingled funds make it very difficult to create a personal budget), but I don't want to run into the same headache if I want to refinance/get 2nd mortgage ~1-2 years from now.Question 1: After a lot of back and forth with my loan officer (who is being very vague because she thinks I want tax advice, even after repeatedly saying I only want advice specifically related to loan approval), she has stated that if I "move my schedule C to a LLC" then A) I must be the sole owner, and B) I must wait 12 months on that new business.

People are very tire of being blamed for the ills that befall their neighbors and courts are opening back up.There is a reason that some people are driven to the polls to vote and shamed into registering... and made to believe that "this election" is the election that will decide the future of the US.

Cap rate doesn't really apply to small multifamily (4 units and below) or single family because the financing isn't driven by NOI & market cap.

In other words, if Apartment A is sold, and Apartment B is purchased (ideally, in the same year), would the depreciation from B offset the proceeds from the sale of A + recaptured depreciation from A?
