I got real , real lucky by finding not one but two partners who are responsible for the financial aspects of our investments , I do the boots on the ground part from seeking the investment to inspecting them and estimating rehab and managing the rehab and design and even help with marketing them when they are ready for sale.

As for the inspection aspect when I receive a offer conditional on inspection I make sure the buyer is told that I recommend inspections but that a inspection is only for the benefit of the buyer.
