Some part of Austin are great (Galewood area and some parts around Oak Park) while majority of remaining part are very rough.

Having the license is super beneficial because you can earn additional income from helping friends/family and also convert non wholesale deals to listings if the seller isn't motivated enough. 

They are totally trashed the interior of the house, knocked holes in the walls and stolen all the fixtures and copper piping.If the property does have a remaining redemption period I would not do any repairs to the house until it expires.

It will just make my already-negative cash flow worse, but when I bought the property I had quite a few other reasons and motivations for doing so and I was very clear on the negative cash-flow situation.

If you are self motivated to learn, there is NOTHING they will teach you that you can't/won't already learn by listening to webinars, reading books, reading these forums and listening to podcasts.

I am trying to find the word for when you have say a 30 year fixed rate, with the stipulation that by say year ten the entire remaining balance is paid in lump. 

If the rents are still the same and your ROI remains where it was, then you can likely still get the same exact deal. 

They'll talk to you to encourage you to get preapproved, and maybe show one house to get you motivated to do so, but that's a different thing than spending 2.5 hours showing you 10 houses this weekend.YMMV depending on if you use one of the part time PTA parent agents that are seemingly multiplying in number of late, of course.
