But we do bigger deals ($1-4 million), and being accredited investors our investors have a much wider and better choice of deals to invest in.These “informal”, i.e. not SEC “safe haven” offerings always work out when the market is going up.

Understand both roles and if you feel your role is more intensive or carries more risk then of course you have the right to negotiate for a higher percentage.

I may still do that but I wanted to know has anyone purchased their first rental with seller financing and if so, how did you work out?

@Bobby Pagliarini try it out you can always rent long term furnished if it doesn't work out.

I would imagine take out as much as you can from the property, if the % work out and you get back all of your principle and repairs $ you put into it. 

Just a thought if it doesn’t work out.

And possible workout a payment arrangement.

I've done a couple of flips that didn't work out the way I had planned and have started spending a lot more time on Bigger Pockets to get the info I will need to be successful going forward.I'm interested in both flips and single and multi-family rentals and hope to develop a new career as an investor.I'm looking forward to networking and becoming a more active member of the community!
