Possible reasons:investor told them that others will come and scared the crap out of them so they speak to noone else.they have a friend, family or someone in the business and possible will try to buy the house as a short sale so they can continue to live there.

Yeah you are using the cheap crap contracts.You need quality contracts that spell everything out.If you don't do that you are left with the messes you are getting into now.Items that are vague in a contract or are not mentioned are generally held to be unenforceable in a court of law.The seller is just pushing you to see if you really have the funds to close or are a wannabe buyer.It's doubtful they will chase you but you never know.If you have zero money why don't you shadow a well know wholesaler and offer to work for them for free in exchange for training and learning the ropes??
