Put in $10k of your own money, partner with four others for a total of $50k, buy a duplex....then you can rent 1 side out, paying the payment on the $40k, the investor (like myself) would feel more comfortable you have some risk in the game, and you could create a note...with the following structure:Purchase price: $50kDown payment: $10kPartners: $40kThis would allow you to use your $40k to make money, the tenant pays your mortgage....or at least 90% of it...and you live well, and use your proceeds of your new money to pay off the $40k, which will build you tremendous credibility.In God's Service,Ty J.
