I'm a little nervous about finding good tenants, and hoping the expenses are not going to be tremendous, as I'll have a very small margin for the next 10 years. 

I'll literally have to save up tremendous amounts of cash and begin plowing them into stocks, for example, and I'm no entrepreneur that's going to build a business while working my day job here at BP.

Just left a message on the new members board introducing myself.. don't want to repeat too much but I've worked in a traveling engineer position the last 4 years which has had tremendous monetary perks.. unfortunately the work is slowing down and I've been offered a permanent position in the home office in Worcester, MA.

Put in $10k of your own money, partner with four others for a total of $50k, buy a duplex....then you can rent 1 side out, paying the payment on the $40k, the investor (like myself) would feel more comfortable you have some risk in the game, and you could create a note...with the following structure:Purchase price: $50kDown payment: $10kPartners: $40kThis would allow you to use your $40k to make money, the tenant pays your mortgage....or at least 90% of it...and you live well, and use your proceeds of your new money to pay off the $40k, which will build you tremendous credibility.In God's Service,Ty J.

If you shift the way you evaluate deals, keep it strictly numbers with no emotion, the evaluation process will become tremendously easier. 

But all of those cities have proximity to NYC or easy access to Path or otherNJT options, and that is tremendously valuable today.

So my challenge is that I am still located overseas and I have found it to be a tremendous challenge to find folks to work with once they know I am not stateside.

Consider than you don't know anything about this business and you are more likely fail tremendously.

That will help tremendously and minimize the riff-raff and undesirable troublemakers.$1400-$1600/mo seems to be the sweet spot for similar rentals in that region.

Any kind of input of past experiences or tips for me would be tremendous appreciated.
