When you find a house you like, review the deed to make sure there are no deed restrictions on renting it as a STR. 

Well, after a further review at the title company, unfortunately my first wholesale deal seems to be falling through.

Customer dissatisfaction leads to less than 5 star reviews, too many less than 5 star reviews means you won't rent very well - so if it gets to that level - whats the point.  

Then I went and read through their reviews to see if a guest ever mentioned anything about it in the reviews.

The problem is, the ERAP program is out of funds, and even though tenant applied for program AFTER funds were already gone, the judge has said because the OTDA has not ruled on this tenant's case, we cannot evict based on ERAP- BUT the OTDA is no longer reviewing applications because there's no money to be issued.  

I fielded estimates from other contractors, but this guy was from a reputable company with good reviews and I decided to trust him. 

There truly are really good turnkey providers, and the great ones will have reviews here on BP from actual investors.  

You can also search Google and read reviews.

It's in pretty decent shape, but the complex that the condo is located in does not have the best reviews (3.2 stars), to be exact.
