@Jeff Miller$40k in equity most banks will not allow that to be pulled, as they have strict loan to value requirements.Whether you put properties in or out of a LLC, does not matter who owns it, but if you are seeking to get bank financing for acquisition they will want 25% down.

I have seen where this type of property has received F/F financing, but I have also heard of instances where these properties did not receive F/F financing.

Rough NumbersPurchase price: $200,000Cash invested: $52,0000 (25% down conventional financing)Rent: $1,750Property Mgmt.: $125 per month, but I assumed 10% Capex+Maintenance: 5% (Assumed this since the home was recently rehabbed and all major items have 7+ years)Property tax: ~$5,000 (Could increase in the future; not sure)Insurance: ~$600Cash flow: ~$250 per month (while not huge, I expect some appreciation)
