@Joe Splitrock FYI, I interacted with KBKG and researched them for a good while before deciding to use them and do CSS for two of my SFR rentals.

The interactions are a combination of online forums, live events, and syndicated deal flow.

Keep all receipts and write down all the interactions you have with the former tenant.

Just treat them like every other tenant, have a strong lease, document every interaction, and keep records to report problems to the city/parole officers/police/etc. 

Document Everything: Keep detailed records of all interactions with your tenants, including maintenance requests, repairs, communications, and rent payments.

FF was highly recommended and after my research it seemed like the best platform, that's why I was extremely disappointed with my interaction with them.
