That's the first way to start deciding between them- takes the emotion out. 

Not all deals will be easy, but there is a difference between technical difficulty and the emotional distress that will drag along with this deal like an anchor.

Emotional value isn't part of the value.

The problem that I am encountering right now is that after looking further into the neighbourhood (which I am not too familiar with), I found out that it is one of the worst neighbourhoods in the city, and everyone that I have contacted regarding the neighbourhood advised me to think of the quality of the tenants that I will have to deal with.My question is: is there anyone here that can give me an advise on how to logically think about this without having the emotions of "fear" of having to deal with a hard to manage tenant or the "excitement" of having to found a really good deal after searching for over 2 months?

We are planning on using that money to start investing and we are also moving to Denver but planning on it being a temporary move for about 2 years, so we will just rent an apartment.

Additionally, cap rates are likely to be increasing, thereby creating al least temporary losses when market to market for todays buyers.  

Owners that are not on the board are extremely vulnerable financially to fraud and general mismanagement.It has taught me to remove emotion from decisions.

No room for excessive emotion in this biz.

Does anyone know if there's a temporary fix; like a handle that can be attached to this stem?
