I think if you’re trying to make a quick buck definitely you need to be worried about short term gain and loss but if you are thinking long-term consider the low interest rates as part of the discount for tomorrow’s lower prices.

I tell my tenants that the locks are freshly rekeyed and for a few bucks I have the peace of mind having done my due diligence.

That’s straight nasty and having an exterminator go through the building and seal it up would probably be a few hundred bucks, would make your tenant happy, as well as protect your building from damage.

East is a little more mature so you'll see higher prices but it's a great part of town to live.
