I think if you’re trying to make a quick buck definitely you need to be worried about short term gain and loss but if you are thinking long-term consider the low interest rates as part of the discount for tomorrow’s lower prices.

I felt like I didn't want to make a couple hundred bucks off of people that I'd inevitably end up disappointing, so not giving them an explanation seemed easy as they weren't in it for anything.

That’s straight nasty and having an exterminator go through the building and seal it up would probably be a few hundred bucks, would make your tenant happy, as well as protect your building from damage.
