Hello BiggerPockets community,I’m currently navigating a challenging situation and would appreciate some advice from this knowledgeable community.Property Details:Property 1: SF Detached 4 Bedroom 2.5 bath, Atlanta GA, approx 297k ValueProperty 2: SF Townhouse Atlanta GA, approx 197k ValueSituation: I have a $286,000 debt secured by these two properties.

The rents are relatively low, appreciation has stagnated, lack of economic vibrance, and diversity of economy.

If you have any recommended lenders, it’d be greatly appreciated!

It'll take a lot of appreciation to put you in the black - while this is possible you shouldn't bank on it.

As an investor, I've been looking for that area on the North Coast and in conclusion needs more time to be developed ( so there is no guarantee you will have a good ROI due the location )You don't have the same appreciation to get equity and the ROI is not the same there is a reason why is cheaper than other areas. also, the cheapest areas are not the best for us as investors I am not saying that has to be expensive but has to be in balance do you have diligence in analyzing some deals I recommend Santos Domingo for short/long term rentals Punta Cana and Bayahibe too for now

Eventually, once the units have appreciated a bit and the mortgage has been paid down to the point we have 20% equity, we split the parcels into individual town homes and then she refinances her unit out and I refinance the three units out or sell them.
