I lurked for about a year before taking the leap out of the shadows.

IMHO, dont own anything for 12 months min, the housing market is still dropping, with shadow inventory not even coming from behind the banker's curtain.

They tend to build a veneer front and sheet metal sides and back and be off the beaten path a little bit because they do not want to pay per sq ft corner money.Having said that there are generally more buyers because they are cheaper to purchase. if  a Dollar Store goes dark the second generational tenant pays less for a sub-prime location.

Without that thesis you're firing with a shotgun in the dark.  

If the pricing for an area seems too good to be true, it's probably dark blue on the Trulia crime heat map.

TenantCloud has a lot of features, so I would recommend setting up your portfolio and shadow posting activity for a couple months while you get used to the system, but then once you spend a little time with it I think you'll find it's a great value for the price. 

If I'm going to be out of work and not making any money, I can be out of work and not making any money while volunteering or shadowing a REA or something, LEARNING.I'm not sure what I'll be told, or if there is even any advice for someone like me.
