Inventory is very slim where I am (Atlanta, GA area) and I'm trying to find good inventory that is not on the MLS so I have a better shot and getting a good deal on a property.Any other advice is very welcomed as I am completely in the dark as to what to expect from this meeting and how I should approach it.

Also, mentioned how you could see shadow properties, flips profits from other investors (who knows if this is real info), vacant prop's, pre-foreclosures, and prop's with low mortgage balances.   

I guess I just felt in the dark about my role with the title company, home appraisal, and so on.

My assumptions are really just shots in the dark because I haven't seen the property in person and there are no interior photos of the house.
