I am sure there is a good work around and I am looking forward to ironing out the flaw in my thinking.In the traditional Fix 'n Flip model YOU are keeping close track of your project and the workers in some cases by periodic/frequent job site visits.

Business Cards frequently 'live' only long enough to get home and add to my contact manager.They are sorted and appropriately placed in the circular file under the desk :sigh:Amortize the $$$ over the life (never more than 24hrs) to evaluate the effectiveness.

Elan,While condos and HOAs have amenities that attract good tenants, the associations frequently create a nightmare for the landlords!

I don't know your area or laws.Septic, can be big expense which is something that is overlooked frequently.

It is cheaper since you don't have the land acquisition and frequently can use the water and sewer already installed. 

Frequent inspections and partnering with the police help mitigate risks.It’s a good return for those who know the ropes, but it is tiring and may reduce your faith in humanity.

I think about this saying frequently for people who self-manage their rentals.

I frequently am approached by realtors who want to list my rentals.  

I would guess the reason you don't see more content about the subject is mainly due to lack of funds for the majority of the audience here in BP.
