Buy a townhouse in this development near where I live called Sea Colony:Details: $860k for a comfortable townhouse.Pros:Comfortable place to live for the next few years, and I’d still have liquidity to invest elsewhere.It is still in my current community where all of my friends live, so I would still be where I want to be location-wise.Will get appreciation.Cons:High HOA fees ($660/month) and potential 10k special assessment in the next few years.Likely won’t cash flow after we move, so unsure whether it would make sense to hold.3.

Checking in with the BP public on this...wife and I just bought and moved into a SF this May at 6.812% and the monthly payment (4319 all in) is pretty painful.

I have been browsing all the tools here, and just trying to become familiar with the site and the treasure trove of knowledge and tools that are available here. 

This one when all is said and done needs around $90,000 in work.

I will be paying ALL closing costs, can the seller just give me an incentive for that $54,000 or is that in some way fraud for inflating a price? 

What options might you all consider in this circumstance?
