Is the smarter play to fix and flip properties or to try and wholesale them to be in and out allot quicker?

I usually only take $50 for pet deposit (no refundable) First time dealing with this, I will ask tenant to give me proof of documentation for the service dog (making sure she is not playing the service dog trick to avoid the pet deposit)

Kids playing or druggies selling? 

I trust we'd set up alternatives for vacation periods - the communication and backup angles in play. 

Both of my kids are big into sports and I also enjoy playing sports.

Further, the Statute of Fraud may also come into play.

I choose both (or an opportunity to achieve both) or I don't play.
