Make sure you list the property on insurance relocation company sites like ALE Solutions.

In the screen shot you shared it looks like operating cash flow continues to grow at roughly the same pace after the refi which isn't likely to happen on real deals.

Also the course decribing the lot doesn't close by 35'...three parcels adjacent to ours that we share a boundary with have completed record surveys over the last 40 years and have identified and attempted to reconcile the issues using good survey theories (the art behind the math, who gets what and by how much and why).

Good contractors are a precious commodity and any investor who has spent years and tens of thousands of dollars on contractors form hell will not feel motivated to share those with a stranger on the internet.

They generally have lists they can refer to.It's never 100% accurate because repairs on a newly bought building can quickly cascade into larger projects depending on what they find when they are on site.

Rather than try to find a way to buy the property with no skin in the game I suggest you find a partner with some capital and share the deal. either that or wholesale the deal if it is for sale substantially below market value.
