Mike or Erik could comment on the benefits of vastly increasing total money coming in and reducing waste and inefficiencies can do, when buying at a good value too and significantly under market price due to the owner having the worst property manager ever, themselves and have never raised rents, rigged of fixed things, especially cap ex things, instead of the right thing to replace things, so they don't go bad again in the near future.These fixed expenses do NOT go against my NOI.

etc.However, cameras, lighting rigs and editing have evolved so that the California sunshine isn't nearly as needed as it used to be, and as you well know, tax credits in other cities can make it much more lucrative to film elsewhere.

Btw the rig active count in the US now is better than in 2020, but still much less than in 2014, there're still a lot of rigs that can be activated.What the US gov and Fed must do is sell those treasury and use the money short the oil futures :)Ever hear of the Bakken Formation?

The courts do not require extraordinary effort in a contract that is (in essence) rigged against you and designed such that the ordinary person cannot execute its terms.You have also, no doubt, called or contacted various company representatives during this process... thus giving them both actual and constructive notice of their liability in this matter, none of which resulted in any even attempting to mitigate damages on their part by remediating the situation, much less remediating to your satisfaction.
