Another thing I tell people, is the 5-day pay or quit is just part of the formality, and that we can always drop it, it's not a big deal once paid up... but it opens their eyes up to the fact not paying has consequences.If they just leave, honestly that'd be your best option.. b/c they are gone, you didn't have to pay them to leave with a cash for keys, and you get possession of your house quicker!

We thought that rents could be raised as well, but also thought the asking price was decentIt our situation, we paid full asking price, but also asked for $20,000 at closing to fix various issues and have some in reserve in case things went bad quicker than we thought.

I.E. if the property to purchase is $1m, down payment is $200k, and I have 3 investors putting in $50k each totaling $150k, and I use $50k of my own money, what are some optimal ways to setup the payback of the $150k outside money back to each investor, in the best/quickest way so we can roll into more properties at the fastest rate or deploy the money elsewhere, quicker?

@Frankie Woods I'm mainly interested in multi-family as my tenants would be under one roof and I feel that I'd be able to pay the property off quicker due to multiple rents.
