I would take a hard look at the results my current management style is affording me and consider outsourcing management or changing my management style.

As for direct mail, you can always outsource them.

If I plan to manage the properties in the beginning, and later outsource it to a manager, are there ways I can re-assess the numbers in order to still receive positive cash flow, even if I am paying a property manager later on (besides for just lowering expenses or increasing rent.)

I do have a contractor who does great work at a great price, but may need to outsource to a turn key GC for this size of project if I can.

As far as just handing out sources there is no business where someone would just hand it out to a new contact.

Do some research and go into the conversations informed instead of outsourcing it all the a broker, contractor, PM.

So I went from self managing to outsourcing activities quicker than I anticipated. 

Let me open with my question...If you outsourced it, what is your vision of the perfect back-office system/team?

Being a licensed Realtor, I feel confident in managing the leases and financials, but depending on the demand for routine repairs and maintenance, that may need to be outsourced which is why I tried to increase my repair budget.
