It's not on my top 10 things I'm thinking about at the moment.

From the moment these properties are bought, the work starts to turn them into STR's.

1 & 2, your IRA can borrow from other people or from other people's IRA or from NASB.Let that sink in for a moment...If my ira wants to buy a 250k house and I have 30k in my account, my ira can borrow from your ira 220k or 230k or 250k.

I'd challenge every LP to think like this before investing in a syndicate: would you put $100K into a single stock that you couldn't liquidate at a moment's notice and had no control over? 

This allows us to by pass both of those issues and today's rates sit in the 7s for 30 year fixed (not a far cry from Fannie/Freddie at the moment).

@Mel - we have 3 short term rentals in LA County at the moment. 

I do have another 1099 job, but with the number of properties that I bought in the year and the deductions the five lenders that I spoke to said they wouldn't be able to lend at the moment.  

We have consulted with real estate lawyers and they basically just tell us you guys need to create your own terms and how you want to proceed. my thought is, 100k down while waiting for loan to assume, and seller financing and living there until that moment, and covering the rest of the funds at the closing table.

I'm currently not in a position to jump on another project as I'm still working on one at the moment.
