I don't hear too many investor doing ground up multi-family for house hacking in the area, so this is definitely interesting.

So, when investing in areas they don’t really know, investors should research the different property Class submarkets.

There is a whole subculture of scamming investors in Memphis so take the time to vet your providers. 

I work with investors out of the country and have a few contacts I can connect with you on funding options. 

I have an investor friend who is a very successful wholesaler in a market, (south FL), that is crawling with wholesalers.

A prudent investor doesn't seek quick riches through shortcuts.

I'm an out of state investor and will have them manage more properties in the future.
