Basically I get one month of additional rent for my troubles, and the rent is paid in full throughout (either by them or the new tenant)Am I letting them off too easy?

For those that are on the fence about investing now, or waiting, or just exploring where investors can pick up some points of leverage, the primary area of focus will be in how the deal is financed.  

I believe most investors are better served hitting singles locally than swinging for the fences (and usually missing) in outside markets they don't know and with far less control over the day to day functions.

The only things left for me to do was to add appliances in the kitchen, add a fence in the front and had a lot of tree that were almost falling on the house after hurricane Baril, so I had to spend almost 5k in cutting the trees.

You shouldn't have trouble getting hard money for the initial purchase under an LLC.

It was not a newly constructed fence to increase the value of the property; rather, it was a replacement for an old, damaged fence due to nature disaster. 

Hey KevinI have have trouble getting financed but Im great at finding deals that make money.

We've also done all the maintenance and repairs all these years, we put new linoleum in the kitchen, painted the interior, built a new fence/gate, stained all cabinets, much more all without reimbursement as the owner is a tightwad and had never wanted to pay for upgrades.
