Well kept homes don't see this type of damage though on average.I would respectfully disagree about Dallas market being slow. 

They will defend the claim and know the legal levers to pull in situations like this...I recently did the same for an auto claim that we clearly aren't liable for, but the other driver's insurance disagrees.

I'm sure there will be one person with a perfect scenario including an unreasonably low LTV that will disagree, but I don't believe your asking for what is the lowest they can go in a perfect situation, but rather what is a realistic rate you can expect in the future and 7% is a realistic low end. 

Everyone knows their responsibilities from the jump.Others will disagree with me but I don't know jump into partnerships unless I've known somebody for a long time.
