There's a bill in AR that hopefully will get passed which would stop local municipalities from enforcing regulation on STR.

Think of all the horror stories about tenants maxing out the heat with their windows open during the winter, deliberately running water bills up, etc.

Notably, we were able to work with local lawmakers to adjust a proposed bill that would've included STR's in an "empty home tax" that would've essentially made all the STR's on the island unprofitable.

As many of you know, Assembly Bill 968 will take effect on July 1, 2024, mandating flippers of residential properties to disclose recent repairs and renovations if they sell within 18 months of acquisition.

I would bill the tenant for any charges incurred due to the lease agreement violation.

Losing $50k through this is not ideal, but I’m fortunate that it is not a painful sum to lose.What I am seeking is advice on how to leave evidence in the public record that could be found by future landlords and limited partners vetting the GP, who’s seeking $8M total / $250k each from accredited investors per facility as he seems to have a plan to move around the country opening facilities.A $57k bill could be a devastating to many landlords, and I want to help prevent them from experiencing a similar situation. 

Hold the bill until they terminate and vacate, then deduct the cost from their deposit.

I am about to submit to the IRS my log of 500+ hours working in the STR business, most of which come from communicating with guests, cleaners, maintenance people, Airbnb, VRBO, and managing supplies, shopping, bill paying, pricing, calendars, all the daily and weekly tasks. 

If we are start to have problem with maintaining that standard, we will send our lawn guy to mow the lawn and will bill them the invoice. 2.
