I personally like the BRRRR strategy - it's not easy to pull off but it's simple and it works in theory.

Are you referring to bringing in private investors to fund your deals or working with hard money lenders? 

If the fan is working the system is almost certainly functioning.There are very cheap testing kits that involve opening them and placing them in areas likely to have radon.

comps are what determine ARV.and for a BRRRR to work you need a fairly distressed property.
