I think we're past the point where I could deploy underhand tactics to influence a sale :) Now it's between the seller's agent, the bank and the buyer.

I'm curious in everyone's experience if they had luck with these sorts of tactics.

Nothing fancy, no guru tactics and invest the way our fathers and grandfathers did.They bought cheap priced property, fixed it up, put in a tenant and made sure it cashflowed.

I'm learning that tenants get a very fair share of rights in NJ and that evictions can extend many months (the worst I heard of was six).Has anyone determined the optimal/quickest way to get non paying tenants evicted.By this I mean:- up front screening (credit/employ check/crim. bg)- stronger lease clauses- security deposits, etc- tactics- lawyersIf anyone has devised a process for minimizing eviction time and lost rent I'd like to hear from them.Thanks

Tactics: I would mail a letter to the owner of record asking if they would enertain a cash offer for the home.

You would be surprised at how many people fall prey to these guru tactics.

Has anyone ever even heard of Fannie enforcing this or is this more of a scare tactic.
