Worth the investment or too niche?

I used to invest in Cleveland, and I can only share horror stories.

Every REI has a starting point, a build up phase, and an exit phase (this doesn't have to mean out of REI...it refers to cash).The key to determining this is based on an investment plan, and where the REI is in that plan. 

Another option is a personal loan, but positioning it as a home remodel (rather than an investment property rehab) could improve approval odds.

I only invest in small towns.

Net investment income tax= 3.8%I was aware of the Long term capital gains tax, but I was surprised to find out about the Depreciation Recapture and the Net investment income tax. 

If you can't figure out how to escape that entry-level job and get into something that pays better, then I would argue you probably don't have the skills necessary to invest in real estate and manage it well.Focus on finding a job you can be proud of and that pays well.
