They "need" that new tv, they "need" that new phone, they must have a new iPad/tablet, etc.

I bribe them with use of their tablets and a soda, they will sit quietly in the corner. 

I'll spare you the Being Prepared clichés  :)    First thing that came to my mind was, I would have either used my cell phone or tablet and quickly downloaded a contract and had her sign that in lieu of any other documentation.    

You can have Evernote on your phone, tablet and computer and access the Cloud from any of them.

So, I see an opportunity for a SAAS application so that investors can keep all their estimates and management tools in one place, accessible from anywhere on their phone, tablet, laptop, or otherwise..Another idea is a listing site specifically for deals (a place where wholesalers and others can list).
