Do you know for sure that she wasn't remarried when she died, thereby adding more heirs to the mix?

The buyers were husband and wife.The note was eventually paid in full around 1990, but the final document was never filed.The original owner (holder of the note) has now been dead for over 15 years.That's not all.The husband and wife (my wife's friend's parents) got a divorce 30+ years ago.The now ex-husband, who remarried, is now deceased as well.The recorded title still reads original owner, new owners (wife and dead ex-husband, as still husband and wife).The asking price is less than half the assessed value.I'm sure I can pay even less.Current owner will take back 100%.She is now in her 80s and wants out.Title company has done a prelim search, only the original agreement to purchase is recorded.The original contract may be lost.The divorce agreement does not mention the cabin at all.Title insurance will not insure without seeing the original purchase contract and getting signatures from heirs and ex family.My wife and I are willing to take the risk for the right price.Any comments or suggestions would be welcomed.Thank you.

Mother-in-law passes away, father-in-law remarries, dies 8 months later.

The deceased was a widow, never remarried, and has refi'd the house a few times.

It states that she is guaranteed $20,000 from the sale of the home and that he cannot refinance without paying off the Lien to her.She recently learned from a mutual friend that he just refinanced that home in October 2016 and got re-married in December 2016.She is obviously upset and confused as to how this could happen without giving her the Lien settlement.Any advice on how to go about collecting the owed money?

One of them is likely to get remarried in the future and the future spouse could not like the arrangement. 

I also had to declare personal bankruptcy in 2011 because of the divorce and the balance of that short sale.Fast forward 4 years, I am remarried, my wife and I had a house that was owned by her mother,  she let us use the equity in the house to rehab it and put it in our name. 

After 6 years he remarried & she made him move away???
