I am looking at a park that is pretty awful, which too me is exciting because I see lots of potential to take this poorly maintained commercial property and polish it up for some killer profit.

Once there, they turn up the heat with very polished and professional "motivational speakers" who know how to work a crowd. 

I buy from neighboring towns he does not invest in and get the properties low enough it makes sense to take the risk on buying without inside access or utility on.If you assume its paint and polish, you will get burned. 

My buddy and I may have found a diamond and all we needed to do is solve a few people's problems and polish it up.

And when I do need to analyze a failure, knowing Griffith's crack theory or how hydrogen embrittles polished metal comes in super handy.

If you do not separate them then any fool can throw as much cash as needed to "polish a turd".

I still have a lot to learn but have polished off most of the BP real estate podcasts and have self educated my self a lot on wholesaling (mainly from American perspectives, not sure of a lot of the differences between our laws yet in regards to wholesaling).
