Few people have no clue what is or how it works, I was just reading today that the cannabis growers that will be trading BILLIONS of dollars in CA, cannot deposit those funds in traditional banks, therefore; many will be using Bitcoins and other digital currency. 

The numbers could make sense if you do STR, but it's still tough because the pricing for multis is high and the long-term rental return isn't that great.

I’m getting ready to make my next move in 2025 and I’m contemplating on staying here and buying a multi family property as an investment out of state (only an hour away) which would be a lot less capital and have a lot more land lord friendly laws or buy another multifamily as a primary residence locally and hack that property I’m single and live alone.

Multiple, billion dollar companies are investing heavy in our area, such as Intel, Google, and Amazon.

Hey everyone, what tools/method do you use for estimating the cost of maintenance and repairs of a multi-family home (2-4 units) ?

I’d look at properties that are already zoned multi family, much less risky.   

It’s not worth chasing people around for a buck in my opinion.
