Your wife as conservator/guardian has an obligation to her mother and selling the property to herself creates a conflict of interest in that she stands to benefit as the buyer and is also making decisions for someone else as the seller.2.

It sounds like you don't have enough information due to conflicting reports.

@Waruna Yapa you've gotten some good advice and some conflicting advice.

I have 32 leaders from Team Leads, Directorate Leads, to our Senior Leaders all working through their lessons over the last 18 months, weekly one on one engagements with each of them (obviously it doesn't necessarily happen each week due to conflicts etc.).  

And ALWAYS have a 3rd party Inspector do the inspection as you can never trust people with conflict of interest.

@Nate LaBlance while @Stuart Udis has some great advice, we do NOT recommend letting an agent do your tenant screening.First off, they have a CONFLICT OF INTEREST - they don't get paid until they place a tenant.

Markets, geoglobal conflicts, recession, inflation, jobs can all affect that but time will tell. 

@Marc Shin despite seeming to conflict each other, both @Jay Hurst and @Frank Pyle offer good points. #1 you can often find promotions for zero or low interest from furniture stores that you might want to consider. #2 many private/hard money lenders will consider furnishings if the deal, including the furnishings, falls into their deal box.Believe it or not, it might be easier to include the furnishings in the deal with a significantly lower down payment if there is other rehab work to be done.
