Don't bet on passive appreciation, just forced appreciation.

I can show you some really good stats about it and all of the different sub markets so you know what, in general, is a class A, B, C or worse and what markets to stay away from. 

I would appreciate people who can help me on what I do with this property.I had few conversations with them but did like what I was hearing and also they were focused class C or below grade areas.  

With C or below you probably can't avoid some of it so I'd go with a recency bias, ie anyone who has a long period of time between their last eviction and successful rentals other places will be a safer bet than the guy that just got evicted. 

More importantly, we have the 183+ Detroit Neighborhoods mapped out and 104 of them identified a Class A, B, C or D.DM us if you'd like to discuss more...

I also read in real estate by the numbers that it's risky to bet on market appreciation.

But just in terms of my face not changing when someone is too warm and wants to run the a/c or drop the temperature... its been fantastic.

They are at least in good location ( C+ or above).But if underlying is something like office class C made in 1970s, I dont know what to say man, the risk is with you....

Lower-Priced Neighborhoods: For properties built post-1970, consider focusing on the C+ or B- neighborhoods in OKC.
