HW is not a great choice for a wet area like a kitchen anyway.

The biggest think to think about is mold remediation if the drywall and wood has sat wet for years.

Cedar posts leading to non-level floors, knob & tube, ancient plumbing, fieldstone with substandard pointing, wet basements, rodents, etc. 

I dont own a home of my own so my plan would be to House Hack a duplex to get my feet wet and get some experience under my belt.

Wet mattress pad covers go on the mattress, then blankets go in the next available washer. 

Though, I understand I am still very naive to real estate investing, I believe the only way to properly learn and educate yourself is to get your feet wet.

@Jeb Brilliant - Hi Jeb, I’ve been listening and reading a lot about the Brrrr process and I am very interested in getting started but thought maybe I should start with a TK just go get my feet wet.

Drive on when it’s wet and compact. 

I have found that certain soil gasses (in homes with crawlspace), wet insulation, and certain molds all smell like cat urine.

Am also a newbie starting to get my feet wet.
